A Quality, Improved Community Living Space.

Old Orchard Apartments are a three-building, three-story apartment complex that offers outstanding amenities and a proud place to call home for its residents. It features red brick walk-up buildings and 184 outdoor parking spaces. Each building consists of 48 units and includes a total of five residential buildings; however, two of the buildings have been separated into condominiums and sold on an individual basis.

The Rockwell Effect

We took over management of the complex in December of 2011 with the goal of improving the living standards and long-term value of the residents and owner’s investment.

We assisted the ownership in cost-effective decisions to improve the physical structure of the buildings, including an annual rehab of 60+ units, update of the smoke and CO2 systems to comply with city code, and the creation of a more cooperative alliance between the individual condominium owners and the apartment owner.

We took over the complex at 100% occupancy. With the rehab of the units, we were able to maintain those occupancy levels within 30 days of the rehab turnover. Plus, we increased rent by more than 20% on all of the rehabbed units.

We took over the management of the building in August of 2011 and began a dramatic turnaround to substantially improve the lives of the building’s residents and the owner’s investment.

From the start, we had a lot of physical work on our hands, but these type of transformations are what we do best. We made cost-effective decisions to improve the physical property, including bringing back the building’s historic lobby, bringing the elevators up to City code, changing the building zoning, and adding advanced security features.

Once we finished renovations and put it back on the market, we were able to bring the building from below 65% occupancy to 98% occupancy over the course of the first 12 months, while also increasing lease rates to fair market value. Efficiencies were added by placing experienced and knowledgeable staff on site and sharing resources with other nearby buildings that are managed by Rockwell.
